Tenants

We have both furnished and unfurnished properties to let, see the property rental listings on www.ljresidential.co.uk, our portfolio changes daily and you should contact us for current availability or to register your requirements. We log your details so we can contact you as suitable properties become available. We regret that we cannot always assist dss claimants.

Viewings will be arranged at times to suit you, including evenings and weekends, and you will be accompanied by a member of staff who can give advice and answer any questions you may have.

We charge a modest fee of £75 inc VAT to cover administration and referencing costs. Rentguard will carry out a credit and reference check on our behalf. If this is passed you will be offered a property but should you fail, a guarantor may be required before your application can be accepted.

A Deposit equivalent to a month’s rent is payable to secure any property, this is non-refundable should you choose not to proceed for any reason. Following a satisfactory move out inspection the deposit will be returned at the end of your Tenancy.

Once appropriate references have been received, a date of entry will be agreed between the tenant and ourselves. An appointment will be agreed and the tenant will visit our office to sign the lease documents, pay the deposit and first month's rent and collect the keys.

Rents are payable monthly in advance. The tenant is also responsible for Council Tax, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account which should be set up immediately following occupancy.
